How Many Photos Do You Need for Real Estate Listings?

  I have recently relocated to regional Queensland, Rockhampton area to be precise. I was looking through some recent listings on the Real Estate Portals and noticed something about one of the largest agencies in the area. They were advertising a number of smaller properties, 2 or 3 Bedrooms, 1 Bathroom & 1 Car type properties but had over 20 images. To me, that is just too many. Browsing through the images it became obvious that they really had lost sight of the reason for the images. With smaller, basic properties there really isn't a lot to photograph and this proved to be correct in these properties. The end result is three angles of the kitchen, three angles of the living room and even 2 angles of small bedrooms. The question is why? I think they are just being lazy! What's A Picture Really Worth? Things have been a little quite lately, the quite before the storm as it usually is around this time of year. In the calm I usually get things ready for the busy season, make sure any new services are bedded in, updated my web site, test a few things out. Today I was browsing through some real estate and management rights web sites, just looking at what agents were listing and I got to thinking, what's a picture worth? You know, there are properties out there for sale by seasoned agents with images that look like they were taken by a 5 year old. Properties worth more than $2M with images I wouldnt put in a joke competition. What do buyers and sellers think? Are the agents really working in the sellers best interests by allowing substandard images to be used to try and sell what is most likely their biggest asset? I have been thinking recently about how different factors influence property sales. I got to thinking about Herzberg's Theories on Motivation and how that may apply to Real Estate Sales. I concluded that there are certain sales/marketing activities that you do that really just allow you to get your property in the running, that is, if you don't do them your results will be below the expected market position. There are other things that you do that might give you an edge, if you do them you may expect a better result than the expected market position. Finally, there are things that you do just because and they may have little or no impact on the end result.
