Real Estate Sales Hygiene Factors

I have been thinking recently about how different factors influence property sales. I got to thinking about Herzberg's Theories on Motivation and how that may apply to Real Estate Sales. I concluded that there are certain sales/marketing activities that you do that really just allow you to get your property in the running, that is, if you don't do them your results will be below the expected market position. There are other things that you do that might give you an edge, if you do them you may expect a better result than the expected market position. Finally, there are things that you do just because and they may have little or no impact on the end result. I suspect that most Real Estate Professionals could easily put the label on the activities, Hygiene - have to do to ensure I get at least the average price Motivators - do to get the best price Legacy - do because we have always done it I don't know all the things that go into each group but I suspect that the...

What is Cloud Computing and Do I need it?

Interesting name but where did it come from? For years network engineers have shown areas within carrier networks as clouds in network diagrams. The term cloud refers to any area in the core network that is not at a customer site or office. So cloud computing has something to do with off site computing, hope your still with me! Cloud computing has been around for a very long time in one form or another but it is really just starting to take off in a big way, in a large part because of the development of the Internet and also the availability of broadband services. The most basic form of cloud computing is your Internet based email, Yahoo mail, Google mail and Microsoft MSN are all good examples. Now you can run almost any type of application in the cloud, like word processing, spreadsheets, databases and sales tools like salesforce.com. Why would you want to use cloud computing? Because it lowers your cost of applications, simplifies support and improve...

NBN – What is it all about? (Part 3)

Why do we want higher speeds and more bandwidth? Well, there are lots of people that will tell you about music and movie downloads, IP Telephone Calls like using Skype, online gaming etc..but these are not really what I call essential services.  They will generate new business opportunities and those that enjoy these types of services will certainly be happy but why do other businesses need the NBN? The first reason is just simply to have access to the Internet .  There are so many homes and businesses that cannot get suitable access to the Internet right now. Think about how you use the Internet to do banking, send emails, contact your clients, pay bills, purchase equipment, research, buy real estate, check what your competition is doing…..etc etc Imagine you didn’t have it anymore or it was just so slow it took forever to send an email. Business solutions and productivity , many businesses are moving towards “Cloud Computing” others have centralised applications in ...

NBN – What is it all about? (Part 2)

Having understood a little about the history that has affected some of the political decisions that got us to 2009 we can now look at why we need the NBN and what it will do for us as users and owners. Lets start by understanding some of the terminology and the technology, Broadband is really any data service that is not dialup, back in the pre Internet days it really referred to data services that were at least 2mb, these days we are a bit more loose in the definition. Digital Subscriber Line (DSL) has been around in different forms for many years, it is designed to get more data through copper lines. Traditional technologies really struggle to get high speeds over copper but DSL can achieve speeds over 8Mb. ADSL The most common form of DSL is ADSL, the A stands for Asymmetrical, this means that the data in one direction can go faster than the other. Usually the download stream is much faster than the upload stream, an example would be 1.5mb down and 256kb up. This is usually ...

NBN – What is it all about? (Part 1)

Well, to understand what the National Broadband Network (NBN) is all about we have to go back about 30 years. I know this might seem a bit boring so if you want to skip the history lesson jump to  Part 2 About 30 years ago in 1980 Australia had just 2 telecommunications providers, Telecom Australia for domestic services and the Overseas Telecommunications Corporation (OTC) for international services. Both were government owned and by law had no competition. In 1981 Australia created a third government owned telecommunications organisation named Aussat, it was created to provide satellite services domestically within Australia. So, by 1985 there were 3 telecommunications providers, all government owned and none of which had any competition. Australia suffered due to the lack of competition by paying high prices and also caught with poor service with no choice of provider. In the late 80’s the Australian government decided to go down the path of competition and privatisation a...
