How Many Photos Do You Need for Real Estate Listings?

 

I have recently relocated to regional Queensland, Rockhampton area to be precise. I was looking through some recent listings on the Real Estate Portals and noticed something about one of the largest agencies in the area. They were advertising a number of smaller properties, 2 or 3 Bedrooms, 1 Bathroom & 1 Car type properties but had over 20 images.

To me, that is just too many.

Browsing through the images it became obvious that they really had lost sight of the reason for the images.

With smaller, basic properties there really isn't a lot to photograph and this proved to be correct in these properties. The end result is three angles of the kitchen, three angles of the living room and even 2 angles of small bedrooms.

The question is why?

I think they are just being lazy! Just use them all, fill the listing up.

Photography for Real Estate is about creating interest in the property, it is about emotion it is not about documenting the property. You have to have a reason for someone to call, you do not want to give them a reason not to call.

In my experience smaller properties rarely need more than 10 images, the goal is not to show everything but to create and display images that motivate a buyer to make an enquiry.

By just taking a lot of images of the same space all you are doing is mixing potentially great images with lots of second rate images. I'm not talking about the quality in the sense of lighting, colour or sharpness. Those are all controlled by the technical aspects of photography and the editing, I'm talking about "composition".

Composition is the power in the image when everything else is technically acceptable and even when it's not.

Have you ever seen or taken an image a little out of focus or with the light not quite right but the subject and composition is so emotional you have to look at it. 

Maybe you have it in a picture frame on your wall!

You don't care about the less than perfect technical aspects, it's what is in the image that evokes the emotion, the content that you can relate too. It takes you somewhere or maybe makes you want to be there.

Real Estate Marketers sometimes lose sight of this, filling a listing with repetitive less than inspiring images for apparently no reason does not help your client or your own "image".

It is pretty easy to sell property when the market is favorable but when things turn, that is when you need to be on your game. For me, making a habit of getting it right is this best way to get to the top and stay there.
