Real Estate Sales Hygiene Factors
I have been thinking recently about how different factors influence property sales. I got to thinking about Herzberg's Theories on Motivation and how that may apply to Real Estate Sales.
I concluded that there are certain sales/marketing activities that you do that really just allow you to get your property in the running, that is, if you don't do them your results will be below the expected market position. There are other things that you do that might give you an edge, if you do them you may expect a better result than the expected market position. Finally, there are things that you do just because and they may have little or no impact on the end result.
I suspect that most Real Estate Professionals could easily put the label on the activities,
Hygiene - have to do to ensure I get at least the average price
Motivators - do to get the best price
Legacy - do because we have always done it
I don't know all the things that go into each group but I suspect that there is movement between the groups in different markets and at different rates.
Here is a quick list of things that maybe able to be classified and might get you thinking;

I have more than a passing interest in a few of these items but I will just say that my feeling is that the two standouts to me are Professional Photography and Newspaper Advertising.
My feeling is that Professional Photography is moving from Motivator to Hygiene and Newspaper Ads are moving from Hygiene to Legacy.
Are you looking at the future with regards to how you will market your next property or are you still working legacy items?
